Notes:

• Should you want to add the Carriage House Suite to your booking, please let us know - it costs an additional 10% of the rental rate.

• Although the home overall with the Carriage House Suite holds 12 guests, the overall max number of adults allowed for any reservation is 10.

• The Carriage House is mandatory if your group is over 8 adults or 10 guests. This is not automatically added to your reservation in the quote at check-out and will be added on after booking.

• Typically we allow a maximum of 4 children, if you expect to have more children, please let us know in advance

• If you decide not to use the carriage house, it will simply remain vacant. We do not rent it to other guests or outside parties, ensuring the entire property remains private and exclusively yours.

Welcome to Villa Summerwinds by Exuma Exclusives, a 3,500 sq.ft. 5-bedroom beachfront home on Flamingo Bay perfect for couples or small families seeking a luxury Bahamian getaway. Soak up the sun and enjoy the crystal blue waters for a perfect blend of fun, adventure, and comfort in Exuma.

Villa Summerwinds is approximately 20 minutes from Georgetown (groceries), 10 minutes from Exuma International airport (GGT), and 5 minutes from the closest marina (Emerald Bay).

Located directly on the beach, this spacious 4-bedroom main house and separate 1-bedroom guest house offer stunning ocean views, a private saltwater pool, and all the comforts of a modern, well-appointed home. Inside, you'll find a vaulted great room with an 85” TV and panoramic windows, a fully equipped chef’s kitchen with high-end appliances, and beautifully furnished suites, each with blackout blinds, smart TVs, and hotel-quality beds and linens. Two of the main house bedrooms open directly to the patio and pool area, while others offer peaceful garden views, including a family-friendly bunk room.

Outdoors, a 2,300 sq ft coral stone patio flows seamlessly to the beach and pool, with plenty of loungers, shaded seating, and a built-in grill and bar area for dining alfresco. The beach is equipped with kayaks, paddleboards, and snorkeling gear, while inside you’ll find games, yoga mats, and thoughtful touches throughout. The Carriage house, The Serenity Suite, features a full kitchen, queen bedroom, pull-out sofa, and its own washer/dryer, ideal for added privacy. With central A/C, backup generator, Starlink Wi-Fi, and every amenity considered, Villa Summerwinds is your elevated home base for exploring the beauty of Exuma.

Important things to know when planning a trip to Exuma:

• Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.

• Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.

• Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (provided above).

• Thinking about a private chef? On Exuma - regardless of where you stay - most private chefs charge about $50–$100 per person, per meal on average. This usually includes the cost of groceries and a full menu (for example, a starter, main, and dessert, or a larger spread for breakfast or lunch). Keep in mind, this is just a general guideline for budgeting. Final pricing depends on: group size, menu requests, cost of food, and style of service. We always recommend sharing your preferences directly with the chef to receive an accurate quote tailored to your needs.

• Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

Other Rules:

• No parties. No exceeding guest count on property.

• Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings.

• Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer.

• Instant bookings are subject to 24-hour review to ensure adherence to house rules.

• Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.
