Welcome to Blue Point Villa by Exuma Exclusives, a 5,000 sq.ft., 5-bedroom home, located directly on Exuma's famous Tropic of Cancer Beach. With a heated infinity pool, hot tub, and expansive patio with direct beach access and unbeatable views, you’ll have everything you need for a relaxing and luxurious Bahamas vacation.

Blue Point Villa is the ultimate destination for those seeking a luxurious getaway to the Bahamas. Boasting incredible views of the turquoise waters of Exuma, we welcome you to soak in the magic of Tropic of Cancer from the private pool, or while enjoying your morning coffee on the patio. Located directly on Tropic of Cancer, but protected by the stunning Turtle Island, Blue Point Villa truly offers the best of both worlds with its calm and relaxing waters. Great for swimming, snorkelling, kayaking, or lounging on the soft, sandy beach, this Exuma gem is truly a little piece of paradise.

With thoughtful details throughout, and sleeping room for 12, this fully-equipped home brings you the conveniences you need to relax and enjoy all Exuma has to offer. The two primary bedrooms feature king beds, private bathrooms, and ocean views through large sliding glass doors. Additional bedrooms include 1 ensuite bedroom with a queen bed, and 2 rooms with 2 queen beds respectively, and direct access to the deck.

Important things to know when planning a trip to Exuma:

• Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.

• Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.

• Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (provided above).

• Thinking about a private chef? On Exuma - regardless of where you stay - most private chefs charge about $50–$100 per person, per meal on average. This usually includes the cost of groceries and a full menu (for example, a starter, main, and dessert, or a larger spread for breakfast or lunch). Keep in mind, this is just a general guideline for budgeting. Final pricing depends on: group size, menu requests, cost of food, and style of service. We always recommend sharing your preferences directly with the chef to receive an accurate quote tailored to your needs.

• Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

Other Rules:

• No parties. No exceeding guest count on property.

• Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings.

• Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer.

• Instant bookings are subject to 24-hour review to ensure adherence to house rules.

• Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.
